• The Foxen Property Damage Liability Waiver covers damage that an enrolled Resident Accidentally causes to the Apartment complex from fire, smoke, explosions, and water discharge and overflow.
• When a Resident enrolls in the Foxen Waiver, their Property Manager also waives the Resident's financial obligation to repay the Property if they accidentally cause certain types of damage. As an additional benefit, depending on the type of Waiver program a Resident's Property Manager selects, the Foxen Waiver even may include reimbursement for the enrolled Residents' damaged personal contents or short-term living expenses when their home has extensive damage from the same accident. These benefits apply only when the accident is caused by a covered peril as described in more detail in the Foxen Waiver terms and conditions in Residents' leases or the Foxen Waiver program materials provided by Foxen. When otherwise covered, there are dollar limits on these benefits, typically up to $10,000 for personal contents and $1,000 for living expenses. These benefits are available if the Foxen Waiver program limits have not been exhausted by payments to the Property Manager for the damage the Resident caused to the Property and to other impacted Residents.
• For example, a water pipe that froze and burst due to cold weather and caused damage to a Resident's apartment and/or personal belongings would generally not be covered by the Foxen Waiver Program as it would not have resulted from tenant negligence.
• The Foxen Waiver is not a renters' insurance policy, and no insurance policy is issued to enrolled Residents. Residents should consult an insurance professional to determine their insurance needs based on their unique situations. Enrolling in the Foxen Waiver does not prohibit or otherwise restrict Residents from purchasing their own insurance.
• For specific details and important terms and conditions, including exclusions, Residents should reference their leases or the program details that their Property manager shared through email when introducing the Foxen Waiver.
No, the Foxen Waiver is not a Renters Insurance Policy, and no Insurance Policy is issued to enrolled Residents. The Foxen Waiver waives an enrolled Resident's obligation to reimburse the Property for damage the Resident accidentally causes to the Apartment building from fire, smoke, explosions, and water discharge and overflow. Residents should consult an insurance professional to determine their insurance needs based on their unique situations. Enrolling in the Foxen Waiver does not prohibit or otherwise restrict Residents from purchasing their own insurance.
If a Resident's Renters Insurance Policy is not approved as complying with lease requirements, the Resident will be notified and enrolled in the Foxen Waiver until they resubmit a Renters Insurance Policy that meets their lease requirements. This ensures compliance is maintained, regardless of the status of a Resident's Renters Insurance Policy.
Residents can submit a Renters Insurance Policy to Foxen if their Property is participating in the standard Foxen Waiver Program. Residents should review the information they received about the Program from their Property Manager to confirm they have the ability to opt out of the Foxen Waiver.
At participating properties, if a Resident's Renters Insurance Policy coverage lapses, Foxen will notify the Resident of this change and automatically enroll the Resident into the Foxen Waiver. This ensures compliance with lease requirements for both the Resident and the Property. If the Resident's Renters Insurance Policy is later reinstated, the Resident must resubmit this proof of insurance for review and approval through the "Upload Proof of Insurance" section of this website. Upon approval, the Resident will be removed from the Foxen Waiver.
The Foxen Waiver was built to address the needs of multifamily real estate, inclusive of apartment buildings and single-family homes in the conventional, student, and senior housing spaces.
Foxen was built by property management professionals who understand both the demands on Property Managers and the needs of their Residents. Foxen's streamlined interface eliminates work for the Property Managers while making it easy for Residents to enroll in its program or provide proof of their own insurance.
While Homeowners insurance policies may differ from company to company, a parent's Homeowners policy generally does not include coverage for a student in off-campus housing (as opposed to on-campus housing, e.g., dorms).
For this reason, Foxen will not accept a parent's Homeowners policy as proof of Resident liability insurance. However, if an authorized representative from the Homeowner insurance company provides a Certificate of Insurance showing that the Homeowners policy does cover the Resident for the perils and in the minimum amounts the lease requires, then Foxen will accept the policy as proof of coverage for the Resident unless the Property Manager selects different requirements.
Foxen is different from other firms in the industry based on its ability to customize the program to the needs of the Property. Additionally, the Property can recoup costs associated with its role in administering the program.
