Is Foxen Waiver the same as a Renters Insurance Policy?

No. The Foxen Waiver is not a renters insurance policy and no insurance policy is issued to you. Under the Foxen Waiver, the Property is reimbursed for property damage that you accidentally cause to your apartment from one of the covered causes of loss (fire, smoke, explosions, and water discharge and overflows).

What are the benefits of enrolling in the Foxen Waiver?

Enrolling in the Foxen Waiver provides you certain important benefits that a Renters Insurance Policy provides, but it is more limited. For example, the Foxen Waiver does not waive or otherwise cover your liability for others' bodily injury. The Waiver also does not cover damage to the Property or anyone's personal contents when the damage was not accidentally caused by you or when not caused by one of the specified causes of loss (fire, smoke, explosions, and water discharge and overflow).

The significant benefit that you get from enrolling is the waiver of your financial responsibility to your Property when you accidentally cause covered property damage, up to the program limits, as set out in your lease agreement or other Foxen Waiver program materials that you may have received from your Property.

As an additional benefit, depending on the type of Foxen Waiver Program your Property Manager has selected, the Foxen Waiver even may include reimbursement for your damaged personal contents or your short-term living expenses when your home has extensive damage from the same accident. These additional benefits apply only when the accident is caused by a covered peril as described in more detail in the Foxen Waiver terms and conditions you can find in your lease or in the Foxen Waiver Program Announcement your Property provided you.

When otherwise covered, there are dollar limits on these benefits, typically up to $10,000 for personal contents and $1,000 for living expenses. These benefits are available if the Foxen Waiver Program limits have not been exhausted by payments to your Property manager for the damage you caused to the property and to other impacted residents.

Does participating in the Foxen Waiver prohibit me from purchasing a Renters Insurance Policy?

Foxen encourages you to consult an insurance professional to determine your personal insurance needs. Participation in the Foxen Waiver does not prohibit or otherwise restrict you from purchasing your own insurance policy.

What happens if I initially have an approved Renters Insurance Policy that is later canceled due to non-payment or expiration?

If your Renters Insurance Policy coverage lapses, Foxen will notify you of the change and automatically enroll you into the Foxen Waiver. Because your Property Manager has agreed to waive the lease's requirements for a Renters Insurance Policy for Residents who enroll in the Foxen Waiver, enrollment ensures you remain in compliance with your lease requirements and the Property remains protected. If your Renters Insurance Policy is later reinstated, you must resubmit this proof of insurance in the "Upload Proof of Insurance" section of this website for review and approval. Upon approval, you will be removed from the Foxen Waiver.

Why do I need the Foxen PO Box listed on my policy?

The Foxen PO Box needs to be included with your Property as "Additional Interest" or "Interested Party" so Foxen receives policy status updates from your insurance provider if your policy lapses or cancels.

Your policy cannot be approved if it does not list your Property Name as "Additional Interest" or "Interested Party" with the Foxen PO Box as the address. The PO Box listed in the additional interest or interested party section of the following should reflect:

What does the Foxen Waiver Program provide me?

This can vary depending on the Foxen Waiver Program type that your Property Manager selects, but typically up to $100,000 of your liability for covered accidental damage you cause to the apartment building will be waived. You may also be eligible for reimbursement up to $10,000 for your personal contents, if they were damaged in the same covered accident, and up to $1,000 in living expenses. These benefits are all subject to Program limits and the terms and conditions in your lease or the Program Announcement you received from your Property Management.

How do I get multiple months of charges back?

First, submit a Renters Insurance Policy that meets all the requirements of your lease (insured address, including unit number, Property Name, as "Additional Interest" or "Interested Party" with the Foxen PO Box as the address, policy dates, and liability minimum). Once your policy is approved, any applicable charges will be removed from the date of approval onward. If you believe you are entitled to additional credits, please fill out our "Contact Us" form or email status@foxen.com under the subject line Additional Credits Request for assistance.

Why was my policy rejected?

Policies are usually rejected for missing one or more of the following criteria:

  • Resident's insured address, including unit number
  • Foxen PO Box
  • Property Name as "Additional Interest" or "Interested Party" with the Foxen PO Box as the address
  • Policy dates of coverage
  • Minimum liability required by your Property (usually $100,000)

How do I enroll in the Foxen Waiver?

You will automatically be enrolled in the Foxen Waiver if you do not provide a Renters Insurance Policy that meets your lease requirements. If you would like to be enrolled in the Foxen Waiver in addition to keeping your current Renters Insurance Policy, please send the request to status@foxen.com to enroll.

What is the Foxen Waiver refund policy?

At participating properties, you can opt out of the Foxen Waiver Program. You may be eligible for a refund for the Foxen Waiver once your Renters Insurance Policy has been submitted and approved. Refunds are not granted when policies are submitted, policies must be approved to receive a refund.
