The Challenge

Daniel Management Group (DMG), a leading Chicago-based property management company with a dedication to exceptional customer service and resident experiences, sought to ensure residents maintained renters insurance from the start of their lease and throughout their residency. The goal was to streamline the process in a way that supported a smooth move-in experience, protected property operations, and reduced risk—without adding extra work or cost for property staff.

Leading the focus on efficiency and NOI was Jonathan Sheil, DMG’s Vice President of Operations, a seasoned multifamily real estate professional with a passion for   operational innovation, AI, and creative revenue strategies to enhance performance and reinvest in the properties DMG manages.

Increasing Productivity and Protection with WaiverCore

In 2021, DMG’s President, Roger Daniel, partnered with Foxen to onboard WaiverCore, a propriety renters insurance compliance monitoring solution and property damage liability waiver program, across their entire 1.2k-unit multifamily portfolio. In addition to new income generation and the portfolio being 100% covered for certain property damage caused by tenant negligence, the AI-enabled COI monitoring technology gave DMG instant time-savings and relief from having to track, validate, and continuously monitor adherence to their renters insurance compliance policies.

Additionally, Foxen’s WaiverCore helped ease friction at move-in, since all residents were auto-enrolled in the Waiver as an alternative to renters insurance, meaning no more withholding keys for residents who forget to obtain a policy before their lease start date. Now, all new residents were automatically in compliance with lease policies and simply needed to upload their COI if they decided to obtain renters insurance.  

Sheil sees the benefits of WaiverCore daily, but especially at resident move-in:  

“The time savings during move-in is tremendous. We’ve always required renters insurance, but without Foxen we were chasing down proof, and sometimes residents didn’t have it—meaning we couldn’t hand over keys, which led to frustration. Now, everyone is brought into compliance with their lease from day one.”

DMG’s WaiverCore program has continued to scale and evolve with their portfolio, delivering big ROI that Sheil has reinvested into each property’s operating budget to make a difference for residents, and his staff.

Promoting Financial Wellbeing for Residents with Rentistry

DMG likes to stay ahead of the curve when it comes to technology and resident benefits. They began offering rent reporting and credit building solutions to residents in 2023, feeling it was the right thing to do. As Sheil put it simply, “If you are paying rent on time, you deserve to be rewarded for it.” However, he found himself increasingly frustrated with DMG’s original rent reporting solution due to spotty property and resident support, clunky integrations, lack of focus, and underdelivering on promises of revenue.

In 2024, Sheil started researching new rent reporting platforms, hoping he could also consolidate his technology stack. Foxen’s rent reporting solution, Rentistry, reports to all three credit bureaus and offers flexible and robust onboarding, support, and integrations that DMG was already happy with. Selecting Rentistry was an easy choice for Sheil.

“I don’t like juggling a dozen different vendors. We were already working successfully with [Foxen] on renters insurance compliance, and when you introduced rent reporting as an additional service, it just made sense—it was an easy decision to bring it all together.”

DMG closed out 2024 with a seamless transition to Rentistry, powered by Foxen’s configurable technology and unwavering customer experience and support teams. “The onboarding was quite simple. [Our Account Manager] was looped in quite a bit and helped with contracting, which made everything easy,” he recalls.

“You could scale [Rentistry] forever. If we onboard another 4,000 units tomorrow, everything would still be the same. I also legitimately think this is helping the people who are choosing to stay enrolled in it.”

2026 will be a big year for Daniel Management Group as more of their portfolio becomes eligible to opt-in to Rentistry at lease renewal. With continued customer and resident support, revenue increases, and efficiency gains, Sheil and the rest of DMG leadership are confident Foxen will help them achieve true tech-powered centralization.
