We sat down with three of the faces behind the platform to share what operators are asking for, what’s driving the platform and where PetClear is heading next! Read on for our candid conversation with Ty Specht, VP of Relationship Management; Natalie Rush, PetClear Solutions Representative; and Eugene Keplinger, Senior Director of Product.
Operator feedback is one of the biggest drivers of PetClear innovation. “Before customers implement PetClear, we ask them: how many animals live at your properties? How many are household pets? How many are Emotional Support Animals? And they’re often lacking access to that data,” said VP of Relationship Management Ty Specht. “PetClear gives them that visibility, and on top of that, it creates a consistent process across every property.”
As operators search for greater visibility into pet compliance, more flexibility around pet verification fees, and ways to reduce friction for both site teams and residents, PetClear’s roadmap continues to evolve alongside those needs.
Most recently, that has included new protection for pet-caused property damage. Portfolios with PetClear now have the option to add Pet Damage coverage to their property damage liability waiver program.
Removing Friction from Leasing Workflows
Whether it’s vaccine records, updated ESA documentation, or an unreported animal discovered mid-lease, leasing teams historically had to manage the process manually by jumping between their property management software (PMS) and email.
PetClear’s rollout of human-backed, AI-enabled ESA reviews further expands how automation supports leasing teams and residents throughout the pet and animal documentation process.
This update addresses a challenge leasing teams know all too well: chasing down missing pet documentation. Now, teams can request documentation directly within the PetClear platform with a single click. PetClear Solutions Representative Natalie Rush says the feature acts as “a buffer” for onsite teams by eliminating the need for constant back-and-forth communication with residents. Once documentation is uploaded, it’s automatically stored within PetClear and fed directly into the operator’s property management software.
This feature helps properties maintain momentum during the leasing process and keeps documentation centralized in one system, rather than leaving pet documents lost in email inboxes or piles of paper.
PetClear Expands Resident Value Through Healthy Paws Partnership
Since we launched PetClear, it’s been essential that we continue to add value for residents – in addition to property teams.
"When we launched PetClear, it was to solve a problem for property management teams,” said Sr. Director of Product, Eugene Keplinger. “But we quickly realized that residents were getting value out of it too — and we want to keep adding value for residents, because they're the ones using this tool the most. If we can make that experience more seamless, we can give them even more reasons to use it."
Through Foxen’s new partnership with Healthy Paws, eligible residents can now purchase pet health insurance directly within the PetClear application process, in the resident portal or lease renewal process. This makes the option to further protect their animals easy for pet owners navigating their move-in.
The partnership includes:
- A 5% discount on new Healthy Paws pet insurance policies for eligible residents
- Flexible policy options designed to meet a variety of resident needs
- A seamless experience that simplifies securing pet health insurance
The addition reflects a broader shift happening across multifamily housing. As Rush puts it, renters today are no longer asking if a property is pet-friendly — they’re evaluating how well communities accommodate their pets. “The theme I hear everywhere from the operator's perspective is: how do I improve my residents' experience? That's what drives higher retention. It has to be a win-win.”
By embedding additional pet-focused resources directly into the experience, PetClear helps operators create communities that feel more thoughtful and resident-centric without adding operational complexity to onsite teams.
