PetClear
The pet verification fee is $30. This fee is per pet, so for example, if you submit an application for two dogs, then you would pay $60. If you don’t own a pet, or if you only have a service or support animal, you will not pay a fee. Your property manager or landlord may require you to complete this process again at the time of lease renewal or on an annual basis.
No. If you have an assistance animal, including a service animal or support animal, you do not need to pay a pet verification fee, as assistance animals are not pets. Unless you have a readily apparent disability (see next question), it is recommended to use PetClear to submit documentation about your assistance animal to the property manager. There is no fee for using the PetClear platform to manage this process, and it is a convenient way to ensure that your property manager has the correct documents needed to verify your animal.
No. You may use the PetClear platform to notify your property manager of your request for an exemption from providing additional documentation for your assistance animal, if you have a readily apparent disability or believe your property manager or leasing agent is already aware of your disability.Take a look at this helpful resource from the U.S. Department Of Housing And Urban Development’s Office of Fair Housing and Equal Opportunity to understand what a readily apparent disability is and learn more about reasonable accommodation requests: U.S. Department Of Housing And Urban Development
You are not required to use PetClear in order to request a reasonable accommodation under the law. If you choose not to use PetClear, you will need to work directly with your Landlord to provide the necessary documentation and information.
Your landlord or property manager requires all residents to affirm pet policies using PetClear. This helps make sure that all residents at your community, even those who do not own pets, have affirmed (ie. agreed to) the property’s pet policies during the leasing process. This can help create shared community accountability, since everyone knows the rules about pets and agrees to them up front.

No, PetClear is not a subscribtion. Foxen charges a fee each time you use PetClear to provide your pet application to your landlord or leasing team.
This includes during the initial rental application period before move-in, and may also include times in which your landlord or property manager asks you to use PetClear to renew your pet application, such as during the lease renewal process or as an annual requirement.
You should also use PetClear to submit information to your landlord about any new pets you wish to adopt while living at the property to avoid violating the terms of your lease. Just like with the initial application, you will be charged a fee as the last step to submit the information to your landlord or property manager.
Contact your property manager to inform them about your pet. However, you can use PetClear to affirm your agreement to the property’s pet policies. If your property manager is aware of your small pet, you may select “I do not own an animal” on the questionnaire when getting started.
If you don’t know your pet’s exact birthday, you can leave the date blank or submit a best guess based on their estimated birth date.

Please contact your leasing agent or property manager if you have questions about vaccine requirements.
