CEO Kevin Jacobson on Multifamily Insights: The $100K Risk Most Owners Overlook
Around 40% of residents required to carry renters insurance don't have active coverage at any given time. When that gap exists and a claim comes in, it defaults to the property's policy, which can carry a $50,000 to $100,000+ deductible.
In this episode of Multifamily Insights, Foxen CEO Kevin Jacobson joins host John Casmon to discuss the real cost of renters insurance non-compliance, why rent reporting is an underused resident benefit, and how Foxen thinks about building a suite of specialized solutions that handle functions important to property operations but outside the core competency of most property management companies. Renters pay 25 to 35% of their after-tax income on rent but receive no credit benefit from it. Despite 85% of renters saying they want rent reporting, only about 10% currently have access to it.
Kevin also shares his perspective on evaluating operators and deals: trust is the primary filter, and anything that feels too good to be true deserves a harder look.
This episode is relevant to multifamily owners, asset managers, and property management companies evaluating renters insurance compliance programs or resident financial wellness benefits like rent reporting.
